Dubai · Since 2005

Twenty years in one market.

Ivory Crest has advised buyers, sellers and landlords in Dubai since 2005. We hold allocation on off-plan launches, we run the leasing and the paperwork, and we will tell you when a deal is not worth doing.

What we handle

Four asset classes.

The desks above describe how we work. This is what we work on.

  • Residential

    Residential

Apartments, townhouses and villas across the freehold communities — to live in or to let.

  • Commercial

    Commercial

Offices, retail units and warehousing, for occupiers and for investors buying the income.

  • Whole buildings

    Whole buildings

Full residential and mixed-use blocks, sold as a single asset with the rent roll attached.

  • Land and plots

    Land and plots

Freehold plots for development, with the zoning and buildability checked before you offer.

Why us

Four things you can hold us to.

Every brokerage in Dubai says it is trustworthy. These are the specific commitments behind that word, written so you can tell when we have broken one.

  • We have seen a downturn

Anyone can sell into a rising market. Our advisors traded through 2008 and 2014, so they know what the top of a cycle looks like from the inside — and they will tell you when they think they are looking at one.

  • Evidence, not asking prices

Every valuation and every offer we put to you is backed by what comparable units actually transacted for. Asking prices tell you what a seller hopes. They are not a number you should price against.

  • One advisor, one file

You are not handed between a sales agent, a leasing agent and an admin team. The person who takes your brief stays with it through transfer, handover and whatever comes after.

  • We will talk you out of it

Our advisors are not paid to close whatever is in front of them. If the building is wrong for what you are trying to do, the honest answer costs us a commission and keeps the client. We think that trade is obvious.

How it runs

Six steps, in this order.

No viewings until we agree what we are looking for. It sounds slow. It is considerably faster than the alternative.

  1. 01

    Brief

A conversation about budget, timeline and what the property has to do. No viewings yet.

  2. 02

    Shortlist

Five to eight options with sale evidence attached, and the case against each one.

  3. 03

    Viewings

Arranged in blocks so you see everything in one or two visits, in person or on video.

  4. 04

    Offer

We negotiate on transacted evidence. You see the seller's position before you commit.

  5. 05

    Transfer

Deposit, NOC, DLD registration and title transfer, coordinated end to end.

  6. 06

    After

Handover snagging, leasing set-up if you're letting it, and a review each year.

We have sold through a crash, a slowdown and a boom. The advice does not change with the market — only the answer does.

Questions

The things people ask before they call.

Buying here is more straightforward than most people expect. These are the four that come up on every first call.

Can I buy property in Dubai if I don't live in the UAE?

Yes. In designated freehold areas any nationality can own property outright, with no residency requirement and no local partner. You do not need to be in Dubai to complete — purchases can be done by power of attorney or remotely.

What does a purchase cost on top of the price?

Budget roughly 6 to 7 percent above the purchase price. That is the Dubai Land Department transfer fee of 4 percent, registration and trustee fees, an agency fee of 2 percent, and a conveyancing fee. Mortgage buyers should add bank arrangement and valuation costs.

Does buying property get me residency?

A property purchase at or above 2 million AED can qualify you for the 10-year Golden Visa, and there is a 2-year investor visa at a lower threshold. Off-plan purchases can qualify depending on how much you have paid in. We check eligibility against your specific purchase before you commit.

How does an off-plan payment plan actually work?

You pay a deposit on booking, then instalments tied either to construction milestones or to fixed dates, with a final payment on handover. A 60/40 plan means 60 percent across the build and 40 percent at handover. Post-handover plans let you keep paying after you have the keys. Every plan on this site is shown in full on the project page.
